Water Around Your Water Heater? Don't Panic — But Don't Ignore It.
A puddle around a water heater isn't always catastrophic — but it does always need attention. The location of the water tells you a lot about how serious the problem is.
What's Going On
Understanding the Problem
Water near a water heater comes from one of several places: the inlet or outlet connections at the top of the tank, the temperature and pressure relief (T&P) valve on the side, the drain valve at the base, or the tank itself. Each source has a different level of urgency. A dripping pipe fitting is a manageable repair. An actively discharging T&P valve means dangerously high temperature or pressure inside the tank and is a safety issue. A tank that is leaking from the tank body itself — corroded through from the inside — cannot be repaired and must be replaced.
Diagnosis
Common Causes
1Loose or corroded inlet/outlet connections
The cold water supply line (inlet) and hot water line (outlet) connect to the top of the tank with threaded fittings. These connections can develop slow leaks over time due to mineral corrosion, vibration, or thermal expansion and contraction. You'll see water or mineral staining on the top of the tank or running down the side. This is one of the more repairable leaks — often just requiring tightening or replacement of a fitting.
2T&P relief valve discharging
The temperature and pressure relief valve is a critical safety device on every water heater. It opens automatically if water temperature exceeds 210°F or tank pressure exceeds 150 PSI — both conditions that could cause an explosion. If the T&P valve is dripping or discharging into its drain tube, either the valve itself has failed (they wear out), or there is genuinely dangerous temperature or pressure inside the tank. Do not cap or plug a discharging T&P valve under any circumstances.
3Leaking drain valve
The drain valve at the bottom of the tank is typically a plastic or brass faucet used for flushing sediment. These valves are not built for frequent operation and can begin dripping after they've been used for a flush — particularly the plastic valves found on lower-cost tank heaters. A dripping drain valve can usually be stopped temporarily with a garden hose cap threaded over the end.
4Tank body corrosion (internal tank failure)
All steel tank water heaters have a glass or ceramic lining inside that protects the steel from corrosion. When that lining cracks — typically after 10+ years of use in Houston's hard water environment — the steel underneath begins to rust. Once the rust penetrates through the steel wall, the tank leaks from the bottom or sides. This is not repairable. The anode rod inside the tank slows this process; a tank that never had its anode rod inspected or replaced will corrode much faster.
5Condensation
In Houston's humid climate, a water heater that has been sitting cold — after a power outage, or during a recovery period — can develop heavy condensation on the outside of the tank, especially when cold water enters a warm ambient environment. This is not a leak and will stop once the tank reaches operating temperature. If water on the floor clears up within a few hours of the heater running normally, condensation is the likely culprit.
6Expansion tank failure
Homes with a backflow preventer or pressure-reducing valve on the main supply line are required to have a thermal expansion tank installed on the water heater's cold supply line. This small tank absorbs the pressure created when water heats up and expands. When the expansion tank's internal bladder fails, it can no longer absorb pressure, causing the T&P valve to repeatedly discharge or leading to excessive pressure throughout the system.
DIY Troubleshooting
What You Can Try
Identify the source of the water before doing anything else
Dry up the water around the tank with towels, then observe for several minutes to see where new water is appearing. Look at the top connections, the side-mounted T&P valve and its discharge pipe, the drain valve at the base, and the bottom of the tank itself. The location tells you the severity. Top connections and drain valve leaks are manageable. A discharge from the T&P valve, or water weeping from the tank body, require immediate professional attention.
If the T&P valve is actively discharging, do not use hot water and call a plumber
A T&P valve that is actively running water through its discharge tube indicates either a failed valve or dangerous conditions inside the tank. Turn the water heater to 'Pilot' (gas) or off at the breaker (electric) and call a plumber. Do not attempt to test or replace the T&P valve yourself if water is actively discharging — the tank may be under significant pressure.
Shut off the water supply to the heater if the leak is significant
The cold water shutoff for the water heater is located on the cold water pipe leading into the top of the tank — it should be within a foot or two of the tank. Turn it clockwise to close. This stops water from continuing to enter the tank and feed the leak. The water in the tank itself is still there, but the leak won't grow.
Check whether the water is actually condensation
Touch the outside of the tank — if it feels cold and the water has a diffuse, beaded appearance rather than a concentrated drip from a specific point, it's likely condensation. Check again in a couple of hours after the heater has been running. If the water disappears, it was condensation.
Protect the surrounding area if the leak is active
While waiting for a plumber, move any items stored near the water heater and place towels or a bucket under the leak. If the water heater is in an attic or elevated closet, check whether water is draining through to the ceiling below and protect anything underneath it.

Pro Tip
Have your water heater's anode rod inspected every 3–4 years. The anode rod is a sacrificial magnesium or aluminum rod inside the tank that corrodes so the tank doesn't. Most plumbers never mention it, and most homeowners never know it exists — but replacing a worn anode rod (a simple job) can easily double the service life of your water heater. In Houston's hard water environment, anode rods deplete faster than the national average.
